Sweetwater Residents:

If the weather has taken it's toll on your fence

it is time to put a fresh coat of stain on them. 

The Stain color is by Behr, Cedar Tone #501.

Lazy 9 MUD 1A and 1B have cancelled the Stage 4 emergency outdoor water restrictions that were put in place due to the recent flooding.

We are now going back to the Stage 1 voluntary restrictions. These restrictions are as follows: Lazy 9 MUD 1A and 1B have cancelled the Stage 4 emergency outdoor water restrictions that were put in place due to the recent flooding.

Voluntary water restrictions are now in effect.

Odd addresses: Wednesdays and Saturdays.

Even addresses: Thursdays and Sundays.

HOA's : Tuesdays and Fridays.

Watering is only permitted between 4:00 a.m. to 10:00 a.m. and 7:00 p.m. to midnight.


Please Note that the Pavilion, Clubhouse, Lawn area and Soccer Field are all rented areas through the HOA onsite office. There are teams using the Soccer Field, and the Lawn who have not made reservations. This of course interfers with events people have booked and paid for. Please be respectful and come to the HOA office to reserve the areas.


Owners please be sure to stain fences along green spaces. Each picket must match the wood stain.


Pedernales Summit Parkway has new striping. This striping is designated for "Shoulder Only" use.

Please do not use this as a passing lane.

Stop Signs: Stop! It's the law.


No glass or alcohol at the pool
Please help to keep our pool area look beautiful by picking up pool toys. Pool toys can get pulled into the skimmers and damage the pool equipment. Also, remember to close the umbrellas when you are done using them. Heavy winds can damage the umbrellas and they can become a safety hazard as well.


Other Reminders:
Keep the following things in mind in the upcoming weeks:

  1. Please make sure you are mowing and weeding your yard on a regular basis. A clean and healthy yard helps maintain the beauty of the community.

  2. Please remember that all items (BBQ pits, trash cans, landscaping stones, etc.) must be stored out of plain sight from the street. Trash cans may be placed at the curb the night before trash pick-up and should be put away by the morning after trash pick-up.

  3. Refuse, garbage and trash shall be kept at all times in covered containers and such containers shall be kept within enclosed structures or appropriately screened from view or in the area(s) designated for such purposes on the house plan approved by the Architectural Review Committee for such lot.
  4. Keep bushes and trees trimmed back from the sidewalk so they do not obstruct the walkway, or block signs.
  5. The sidewalk portion in front of your lawn that has grass is your responsibility to mow and care for.

Amenity Key Fob

Please email or call the HOA office to set up an appointment. Appointments are best as the HOA manager is occasionally out on property - SweetwaterManager@goodwintx.com.
Should you be in need of an extra, or replacement Key Fob please bring a check or money order for $10.00 per Key Fob with you to the appointment.


Construction Activity vs. Homeowner Activity

Construction Activity is limited to the hours of 7:00 a.m. to 7:00 p.m. Monday through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday. No construction activity is allowed on Sunday or any major holiday.

Routine yard maintenance and minor landscape projects do not constitute Construction Activity. Owner projects that require installation or construction of additional improvements to a residence (i.e. roofing repairs, gazebo or a pool) are subject to the construction activity restrictions.
